Concrete for Palm Jumeirah villas and hotels on reclaimed sand

Every plot on the Palm is reclaimed sand with seawater a short way down. Villa footings, hotel piles and pool shells all sit in that water, and the mix design starts from there.

Reclaimed land is a marine exposure

On a fronds plot, the groundwater is effectively seawater: high chlorides, sulphates, and a level that moves with the tide. That makes Palm foundations one of the most aggressive exposures we batch for in Dubai. Piles and footings get a GGBS blend at a low water/cement ratio, with the exposure class and cover set by the consultant.

Blinding comes first. A thin layer of blinding concrete under footings and rafts gives a clean, level base and keeps the reinforcement chairs off the sand. It is not structural, but a poor blinding layer makes cover hard to control, and cover is the main defence against chlorides.

Villas against hotels

A villa rebuild on the fronds is mostly strip or pad footings, a ground beam system, perhaps a basement and a pool. Volumes are modest, and the substructure mix handles all buried elements. Hotels and beachfront residences on the trunk and crescent move to bored piles and thick rafts, where the piling mix needs flow and cohesion for tremie placement under groundwater.

Above ground, slabs and columns take a superstructure mix. Salt spray still reaches the frame on the crescent, so the consultant may hold a higher exposure class on external elements too.

One road in

Trucks reach the Palm through the trunk from Al Sufouh Road. The plant is about 9 km away in a straight line, yet the island access and traffic on Al Sufouh at peak hours set the real timing, so the retarder is dosed for the trip. The master developer and community management control entry and delivery hours on the Palm: check with them before booking. Summer pours here go to early morning, and fresh surfaces need curing straight away because of sea wind.

Is a standard mix fine for a villa footing on the Palm?
Not for buried elements. The groundwater is close to seawater, so footings, ground beams and basements need a substructure mix designed for chloride and sulphate exposure.
Why pour blinding before the footing?
It gives a clean, level base so the reinforcement sits at the right height and the specified cover is achieved.
