The sequence on a villa plot
A typical rebuild starts with blinding under footings and ground beams, then isolated or strip footings, the ground beams that tie them, and a ground slab. If there is a basement or a pool, add walls and a base slab. Then columns, first-floor slab, roof. Each step is a separate pour, usually between 10 and 40 m³, so a villa can mean a dozen small deliveries over several months.
The plant is about 5 km away in a straight line, which keeps the drum time short for these pours, even if Al Wasl Road and Jumeirah Beach Road are slow at peak hours.
Short pours do not lower the standard. A 12 m³ ground beam pour still needs the right slump, good compaction with a poker, and cover blocks checked before the truck arrives.
Why buried elements need more care here
Plots near the beach have shallow, salty groundwater. Footings, ground beams, basement walls and pool shells are in contact with it, and that is where chloride corrosion of reinforcement starts. Those elements take our substructure mix: GGBS blend, low water/cement ratio, and the cover your engineer specifies. Plots further inland may see milder conditions, but the soil report decides, not the address.
Above ground, columns and slabs take a superstructure mix. Pool shells sometimes call for gunite, sprayed against the excavation.
Neighbours and narrow streets
Residential streets limit where a mixer or pump can stand. A 43 m boom often reaches the back of a plot from the road. Talk to your neighbours and check any community or municipality conditions on working hours before the pour. In summer, villa slabs exposed to sun and wind dry fast; pour early, then keep them wet or covered for the curing period your engineer sets.
