Shoring first
Plots here are tight, and neighbours stand right at the boundary. Deep excavation needs a retaining system: secant piles, contiguous piles or a diaphragm wall, often with sprayed concrete facing between piles. Our shoring mix is designed for those secant and contiguous piles, and gunite covers sprayed facing where the design calls for it.
The canal keeps the groundwater shallow and saline. Even temporary shoring sees that water, and where the shoring becomes part of the permanent basement wall, it needs the durability of a substructure element. Your consultant decides which applies.
Under the raft and above it
Bored piles and the raft take piling and substructure mixes on GGBS at a low water/cement ratio, against chlorides and sulphates. Basement walls cast against the shoring are hard to inspect later, so getting cover and compaction right on the day matters more than usual.
Office and residential frames above move to a superstructure mix. Transfer slabs at podium level carry the tower columns over open floor plans below. They are thick, heavily reinforced and poured in one go, which calls for a mix that flows through congested steel and a pour plan that keeps the face live.
Getting into a plot
The plant is about 8 km from Business Bay in a straight line, via Al Khail Road or Al Asayel Street. Trucks often queue on a service road with no space to wait, so we stagger dispatch to the pump's rate. Peak traffic changes arrival times; the retarder covers that. Building and community management set delivery hours, so check with them, and expect summer pours to run at night under placing-temperature limits.
