Low-rise, done properly

Townhouses and villas here usually sit on pad or strip footings with ground beams, poured on a blinding layer. The ground is inland and the exposure class comes from the soil report; the substructure mix is designed to it. Low-rise apartment blocks may add a basement and a raft.

Above ground, columns and slabs take a superstructure mix. Roof slabs on these buildings are thin and wide, the worst shape for drying out in the sun.

With many repeated townhouse units, the same mix is often used for every footing and every slab on the project. That repetition is useful: strength results stay comparable from unit to unit, and any drift in a delivery shows up quickly.

Plastic shrinkage on open plots

The area is flat and open to wind. A fresh roof or ground slab exposed to sun and wind loses water from the surface faster than it bleeds, and fine cracks appear before the concrete has set. They let water and salts in later. The cure is procedural: pour at night or early morning, keep evaporation down with windbreaks or fog spray if your contractor uses them, apply curing compound or wet covering as soon as finishing ends, and keep it for the period your engineer specifies.

Fibre-reinforced concrete helps on external slabs, driveways and boundary walls, though it does not replace curing.
