Inside the gated villa communities, most structures are two or three storeys on pad or strip footings with ground beams and a suspended or ground-bearing slab. Blinding goes down first so the reinforcement sits at the right height on a clean base. Footings and ground beams take a substructure mix designed to the exposure class in the soil report; the estate is inland, so conditions are usually milder than at the coast, but buried concrete is still where durability is decided.
Villa slabs and columns move to a superstructure mix. Garden walls, driveways and pool decks often use fibre-reinforced concrete to limit cracking on large exposed areas.
Basements under larger villas and the parking levels of apartment blocks are the exceptions to the light-foundation rule. Those walls are cast against excavated ground and backfilled, so cover and compaction get checked before the pour, not after.
Open plots, sun and wind
The estate is wide and open, with plots exposed to sun and wind on all sides. Fresh slabs lose surface water quickly, and plastic shrinkage cracks can show within hours. Pour early, have curing ready before the pump starts, and do not let the surface dry during the curing period your engineer sets. The specification will also set a maximum placing temperature for summer, and most villa slabs then go at first light.
Community access
Al Khail Road and Umm Suqeim Street lead into the estate. Even on a short haul, peak traffic changes arrival times, so the retarder dose is chosen for the slot. The master developer and community management decide delivery hours, truck routes and where a pump may stand inside the gated areas: check with them before confirming a pour. Mid-rise blocks and mall works have their own site logistics, and a 43 m to 57 m boom covers most low-rise pours.
